Over 300 Residents Ordered To Vacate Their Condos

Over 300 residents have been given 12 days to vacate their condos after city authorities condemned all 150 units in this condo association.

The order to vacate was given after inspections were performed by a structural and civil engineer, and city personnel. The Building Official reviewed their findings, and

determined that all of the units within this complex, including the clubhouse, were substandard within the meaning of their city’s Municipal Code.

The Building Official’s determination was based on the serious and dangerous conditions at the property. Some of his findings were:

  • Deteriorated or inadequate foundations, defective or deteriorated flooring and/or floor supports. Some of the homes’ vertical supports were split, leaning, or buckling due to defective materials or deterioration. Members of ceilings, roofs, ceiling and roof supports, or other horizontal members were sagging, split, or buckling due to defective materials or deterioration.
  • Faulty weather protection was found in all buildings, including deteriorated, crumbling or loose plaster. Deteriorated or ineffective waterproofing of exterior walls, roof, foundation, and floors was noted. Some of the exterior wall or roof coverings were broken, rotted, split, or buckled due to defective materials or deterioration.
  • Faulty materials were found in all buildings. This was caused by failure to maintain construction materials in a good and safe condition.
  • Inadequate sanitation was found in all buildings. This included infestations of insects (termites), visible mold growth, and general dilapidation or improper maintenance.

In conclusion, The Building Official said, “Structures that are unsafe, insanitary, or deficient because of inadequate maintenance are dangerous to human life.”

Some experts believe that the repairs needed on these homes will be too expensive to fix. If that is the case, the condos will have to be demolished, and the only thing these owners will have left is a dirt lot.
